Based in Webb City, Missouri, Schuber Mitchell Homes is a homebuilder in Southwest Missouri and Northwest Arkansas. They specialize in creating beautiful Master Communities of single family residences, duplexes, and community spaces.

OWN, Inc. helps Schuber Mitchell Homes design the Master Communities from beginning to end with every service and division of OWN being an integral part of the process.

Throughout the years, the two have continually evolved how they work together and in 2019, they made a fundamental change. To service this volume of business, Schuber Mitchell Homes developed their Land, Entitlement, Aquisitions, and Development (LEAD) team while OWN created a dedicated engineering team that directly interfaces with LEAD on all aspects of the development process. 

The LEAD team begins with land acquisition, using OWN’s expertise in geographic information systems (GIS), land planning, geotechnical evaluation, environmental analysis, and construction estimating to perform a rigorous vetting process on each piece of property identified as the next possible Master Community. LEAD and OWN are typically collaborating on 5 to 10 possible land acquisitions at a time.

If a property is successful in meeting LEAD and OWN’s high standard for a Master Community, it moves along to the entitlement process. This is the phase where OWN’s value truly shines. OWN takes the reins of this phase to design and create all the necessary deliverables so that site development can begin. This consists of Land and Topographic surveys; Civil Engineering including site layout, grading, sewer, water, and storm; full geotechnical analysis; and permitting through federal, state, county, and city entities. At any given time, there are likely to be 10 to 15 properties that are being moved through the entitlement process.

After entitlement, the site will begin to take shape. LEAD’s development arm, Land Development Group, will begin bidding and construction. They again utilizes OWN’s expertise, but this time in civil construction management, civil inspections, construction staking, and construction materials testing.

In the early days of the relationship, Schuber Mitchell Homes would focus on smaller, 5- or 10-acre Master Communities. The team-based approach between LEAD and OWN has helped to dramatically increase the scale of their projects with the developer now tackling 100- or 150-acre sites.

This shift has helped the relationship grow from project work to a valued partnership between the two companies. Case in point:

At the completion of every project, the teams gather for post-build reviews to discuss what was most successful, and identify areas where things could be improved. This spirit of continuous improvement helps to strengthen the team for the next Master Community and the process is repeated.  

Over time, the client has grown to understand the true value of the services OWN provides and it’s strengthened the relationship. With OWN’s team members essentially working as an extension of Schuber Mitchell Homes’ LEAD team, each side works seamlessly out of mutual respect that’s been earned over years of work and countless victories together.
