Project Profile:

Car lots typically sit on precious real estate. When they fail, who’s best equipped to take over?

OWN, Inc. was contacted by McHugh Hospitality Group to resolve just that.

McHugh operates hotel properties for Hilton® and Marriott® limited-service brands and had been eyeing a location in Joplin, Missouri. The 2.05-acre site previously housed a car dealership.

The company ultimately purchased the lot for redevelopment and built in its place, a new 4-story hotel with 98 rooms to be operated as a Home2 Suites.

Along the way, OWN provided Civil Engineering, Geotechnical Engineering and Land Surveying services.

The firm prepared the site layout plan, grading plan, site utilities, and stormwater management plan. As for the latter, it was determined that sheet flow off site would suffice and grading diverted stormwater to a regional detention basin to the south of the property.

OWN also completed a Phase 2 Environmental Site Assessment for a potential grocery store joining the hotel, an Andy’s® Frozen Custard and Freddy’ Steakburgers® restaurants at the same location.

Soil issues were discovered during the geotechnical phase of the Home2 Suites project. With the knowledge of these conditions, the materials testing team overcame these challenges after construction began.

The project kicked off in 2016 and the hotel opened for business New Year’s Eve 2019. Over the course of the build, the OWN team went beyond to mitigate challenges quickly, especially with findings that were missed by other competing firms.

With the completion of a highly successful first project together, McHugh Hospitality Group looks to remain a client for years to come.
