When it comes to coffee, the cravings are real.

Thankfully for the people in Western Missouri and Northwest Arkansas, there’s likely a Dunkin Donuts close by.

The local franchisee, BAPA Network LLC., has assembled an attractive portfolio of stores in areas that align nicely with the footprint of OWN, Inc. offices.

These standalone locations are typically built on 1-acre sites or less. These tight plots require efficient structures designed by Clarkitecture, an architecture firm with offices in Wichita, Kansas, and Pensacola, Florida.

On each of the projects, OWN provides Civil Engineering including Site Design, Geotechnical Engineering, Material Testing, and Land Surveying. While the builds themselves are fairly straightforward, consideration for the neighbors is always top of mind.

For example, one location was built next to the AIDS Project of the Ozarks in Springfield. OWN helped the franchisee take a close look at traffic flows in and out, as well as within the parking lot itself as to not block the driveways of either business.

In other instances, OWN has designed extended drive-thrus to accommodate long queues and limit backups.

As one who appreciates service, the franchisee also consults with OWN for a thumbs up or down before purchasing land for a new location. The OWN team looks at LiDAR of County plats to see what a concept looks like in the existing environment to help visualize what’s possible.

In this partnership approach to site evaluation, the OWN team helps the client identify why a location works or why it doesn’t, and proposes the type of investment it would take to make it successful. During land acquisitions, this helps the franchisee make informed business cases at the bargaining table to get a better price. And the savings that are captured in real estate can be rolled to the next location.

And so the portfolio grows.

During his tenure at OWN, Jared worked his way up from Design Engineer to Office Leader to Land Development Division Leader and was awarded the Missouri Society of Professional Engineers (MSPE) Ozark Chapter Young Engineer of the Year Award for his dedication to bringing his clients’ visions to life on numerous projects throughout Missouri.
